Four in five Hackney households live in flats. Domestic cleaning for one costs £23 an hour on a weekly booking, £24 on a fortnightly one; 3 hours is the shortest visit we book.
Census 2021 counted 106,081 households in Hackney, and 80.9% of them lived in flats. Of all households, 60.4% are in blocks designed as flats, 15.5% in converted or shared houses and 5.0% in other converted buildings or above shops. Only one household in seven lives in a terraced house (13.9%), and 5.0% in semis or detached houses. The council and other social landlords between them are landlord to 40.5% of households, private landlords to 32.2%. For a regular cleaner that means flats reached by stairs, lifts and entry phones.
Flats, flat-shares and the hours a Hackney visit takes
Book 3 hours, the minimum, for a one-bedroom flat with one bathroom; at the weekly rate that is £69 a visit. Two bedrooms and two bathrooms push it to four. Where four sharers use one kitchen, that kitchen and the bathroom swallow most of the time, so decide on the call whether bedrooms are in. The first clean is a trial priced at £26 per hour; after it, the weekly or fortnightly rate applies.
For weekly visits the equipment is yours: vacuum, mop, bucket, cloths and the bottles you like, kept where the cleaner will find them. Thames Water’s lookup puts N16 0LU in Stoke Newington in its Hackney West supply zone, where 2025 samples averaged 268 mg/l, in the band it calls hard, so a limescale remover earns its place in the cupboard. Payment is to the cleaner at the end of the visit, or monthly on the office’s invoice, and regular cleaning carries no deposit.
Licences, landlords and moving out in Hackney
Hackney licenses private lets in 17 wards and shared homes everywhere. In those seventeen wards, letting a flat to one household or to a pair of sharers requires a selective licence. Bring in a third or fourth sharer from another household and an additional HMO licence is required wherever the home is; at five sharers mandatory licensing takes over. Hoxton West and Hoxton East & Shoreditch are among the wards left out of the selective scheme.
A third of Hackney households rent privately. Tenants handing back a studio pay £156 for the end of tenancy clean, and a two-bed costs £243; add the oven, from £31, to have it done during the same visit. The end of tenancy cleaning team brings its own equipment and products and holds the date with a 50% deposit.
Parking zones and car-free blocks in Hackney
Hackney’s parking zones carry letters, and each keeps its own hours. Zone D in Hackney Central stays controlled into the evening, up to 11pm, six days a week from 8.30am, and North Shoreditch goes on to midnight. At the other extreme the Stamford Hill zones apply for just two weekday hours, ten till twelve. A tradesperson visiting a home can park with a one-day visitor voucher on show or with an all-zone e-permit. Estate roads, yellow lines and pay-and-display bays are all off limits to both, and households in new car-free developments are not allowed street permits.
So a regular visit in Hackney works best when the cleaner arrives on foot or by bus. When a deep clean or move-out team has to drive, you are charged what it paid to park, to a limit of £40.
Domestic cleaning in Clapton
Houses are commoner in Clapton than in most of Hackney: 20.5% of households in Springfield and Lea Bridge wards lived in terraced houses in 2021, 5.0% in semis and 2.0% in detached homes. Some are old and listed. Pond House, a grade II* villa from about 1800, stands in the Clapton Pond conservation area alongside the Bishopswood Almshouses, which go back to the late 1600s, and Clapton Terrace is the Georgian heart of the Clapton Common conservation area. Give a three-bedroom terrace four hours of domestic cleaning a week, five if it has a second bathroom.
Private renting stands at 35.4%, and both wards are in the selective scheme, so most lets to one household or two sharers need a licence. When you move into a let house, a deep clean before the weekly cleaner starts, billed at £28 for each cleaner’s hour plus £30 for the kit, gets the kitchen and bathroom to a level a regular visit can hold. Upper Clapton’s Zone U applies Monday to Saturday through the working day, half past eight to half past six, except in its northern section, where two weekday morning hours are all that is enforced. By the river, the Lea Bridge conservation area takes in the Middlesex Filter Beds and Millfields Recreation Ground.
Domestic cleaning in Dalston
Dalston ward rents privately more than any other way: 43.0% of households, well over the Hackney figure of 32.2%. Conversions are common. One household in five (21.5%) has a flat in a converted or shared house, and 7.2% in some other converted building. Almost 43% of the ward’s homes are pre-1919 and about a third (33.9%) date from 2000 or later, on Valuation Office figures, so a cleaner might climb the stairs of an old conversion in the morning and work in a new block after lunch.
When a tenancy ends, the move-out price for a one-bed flat is £207, and each carpeted bedroom adds £29 if the carpets are done while the team is there. St Mark’s, villas and houses built as one planned estate between 1860 and 1870, has conservation area status plus an Article 4 direction, and Kingsland High Street, the old Roman Ermine Street, gained its own conservation area in 2016. Dalston’s Zone C runs six days, Monday to Saturday, half past eight till half past six. Domestic cleaners for a Dalston flat-share work from the household’s own products.
Domestic cleaning in Hackney Central
Social landlords house almost half of Hackney Central ward (48.1%), mostly housing associations at more than twice the council’s share, and 86.9% of households live in flats. Kenmure Road and Gould Terrace, behind the Narroway’s shops, are lined with smaller terraces from the late Victorian years, and the biggest conservation area in Hackney, Graham Road and Mapledene, is mainly housing from the early and middle 1800s, Georgian houses on Dalston Lane among it. A two-bedroom flat here is a 3-hour weekly visit.
Zone D runs late into the evening, though its ‘Zone D var’ streets stop at half past six; a cleaner who drives can park in the zone with a one-day visitor voucher on display, though not on estate land. Ironing can join the weekly visit: tell the office how much there is and it will price the extra time, or book it alone through the ironing service. Hackney Central is a selective licensing ward. Regular domestic cleaning here depends on a cleaner being free for your street, which the office checks before the first visit.
Domestic cleaning in Homerton
Seven households in ten (72.0%) in Homerton ward live in a block built as flats. Half (49.7%) rent socially, 28.0% from the council itself, and 3.6% have shared ownership. On Valuation Office figures 39.2% of Homerton’s homes were built between 1945 and 1972, the biggest post-war share among the eight areas here. Five new blocks on Homerton High Street, among them Chervil House and Featherfew Court, hold 115 council homes from the Bridge House and Marian Court regeneration, and a last phase of 163 is planned.
A flat in one of these blocks is a 3-hour weekly visit, with the kitchen taking a good share. The inside of the oven sits outside a weekly visit’s scope; booked separately, an oven clean is from £77 for a single, done by hand at your home while the racks soak. Zone N, Homerton with Lower Clapton, wakes up early: control begins at 7.30am on weekdays and lasts until 6.30pm, and short-stay bays close to Homerton Hospital charge Hackney’s lowest band. St John’s Church, built 1792 to 1797, anchors Clapton Square, a protected London Square. Domestic cleaning in E9 is arranged on one phone call.
Domestic cleaning in Hoxton
Estates and new building make up Hoxton West, where 87.2% of households lived in purpose-built blocks in 2021. On Valuation Office figures, homes from 2000 on (41.9%) outnumber the post-war stock of 1945 to 1972 (35.3%), and pre-1919 homes are just 8.1%. The Pitfield Street conservation area of 2021 sets Georgian and Victorian buildings among big post-war estates, and the Underwood Street area protects warehouses of about 1900 lining deep, narrow streets.
For a new-build flat, give the office the building’s entry method and the flat number; 3 hours a week covers a one or two-bedroom home. If you have just moved in, a one-off clean (two cleaners, £26 an hour each, £30 for equipment, from £186) clears the builders’ dust before regular domestic cleaning begins. Hoxton’s Zone F covers weekdays from half past eight till half past six and Saturday mornings to half past one. Hoxton West sits outside the 17 selective wards; homes shared by three or more people from two or more households still need HMO licences. The Regent’s Canal conservation area runs along Hoxton’s northern edge.
Domestic cleaning in Shoreditch
Flats house 95.9% of households in Hoxton East & Shoreditch ward. Most are in blocks (83.5%), and 6.7% are in conversions such as old warehouses; Valuation Office counts put nearly half the ward’s homes (48.8%) as built from 2000 on. Furniture making and printing in the 19th century gave South Shoreditch’s conservation area its character, and Hoxton Street is still a market street, its three and four storey frontages including a few houses from the 1700s. A warehouse flat that is one large open room with hard floors is quick to mop and suits 3 hours a week.
After a birthday or a leaving do at home, after party cleaning is charged at the one-off rate and the team brings its own products. North Shoreditch’s half of Zone B is controlled until midnight, from half past eight, Monday to Saturday; the South Shoreditch half stops at half past six on weekdays and at half past one on Saturdays. Short-stay parking here is in Hackney’s highest price band. Selective licensing does not cover this ward. Domestic cleaners in EC2A and N1 come weekly or fortnightly.
Domestic cleaning in Stamford Hill
Larger homes are more common here than across Hackney. In Stamford Hill West and Cazenove wards 20.7% of households had four or more bedrooms in 2021, against 12.0% across Hackney. A four-bedroom house with two bathrooms takes five to six hours a week. The Northwold and Cazenove conservation area was built on Tyssen-Amhurst land in the three decades to 1895: a late Victorian estate whose terraces are buff London stock brick picked out with paint.
Homes with four or more bedrooms usually mean more carpet. Weekly vacuuming keeps it in order, and a carpet clean with hot water extraction costs £41 for the stairs and £36 per bedroom. Parking is easy to plan, because zones W, T and Y apply for just two hours each weekday morning. Thames Water’s lookup puts N16 5PP in its Stamford Hill zone (2025 mean 260 mg/l) and N16 5NW in its Hackney West zone (mean 268). Domestic cleaning in N16 runs on your own vacuum and products.
Domestic cleaning in Stoke Newington
Stoke Newington and Clissold wards have more terraced households (24.3%) and more converted-house households (22.9%) than Hackney overall, and 36.9% own their home. The railway came in 1872 and the old mansions were cleared for small terraces on streets like Woodlea Road, Defoe Road and Kerswell Road, while Church Street keeps a row, numbers 107 to 117, dated to about 1700. A small terraced house takes 3 to four hours a week; a flat in a conversion, 3.
A two-seat sofa costs £57 to have cleaned and an armchair £33, on a visit of at least £67; see sofa and curtain cleaning. Clissold’s Zone M is weekday office hours plus Saturday mornings to half past one, and longer when the Emirates Stadium has an event; Zone E has two different sets of hours on its list, so the sign on your street is what counts. N16 0AP is in the Hackney West water zone, with a 268 mg/l mean. Domestic cleaners in Stoke Newington keep to one cleaner at the same time each week where we can.
Questions about domestic cleaning in Hackney
Can my cleaner park at a Hackney estate or new-build block?
Not with a Hackney visitor voucher or e-permit: neither is valid on housing estates, yellow lines or pay-and-display bays, and households in car-free new developments have no access to street permits. A cleaner coming to a block like that is best on foot or by bus; if a team must drive, it pays for parking and we add exactly that, £40 at most.
Which Hackney wards need a selective licence?
Nine of the wards on this page are in: Springfield, Lea Bridge, Dalston, Hackney Central, Homerton, Clissold, Stoke Newington, Stamford Hill West and Cazenove. The remaining eight are London Fields, Victoria, De Beauvoir, Hackney Wick, Hackney Downs, Shacklewell, King’s Park and Brownswood. In every ward, three or more sharers from separate households make the home an HMO needing a licence.
What are the rules for stopping or cancelling regular cleaning?
There is a four-week settling-in stage at the start. Past it, a fortnight’s notice from you or from us brings regular cleaning to an end. One visit cancelled late, inside two working days, costs half. Regular cleaners are not available in every Hackney postcode, and the office tells you during the call whether your street is covered; all rates are on the prices page.
