Domestic cleaning in Barnet runs from one-bed flats in Colindale’s new blocks to family houses in Mill Hill and High Barnet: weekly visits cost £23 an hour, with 3 hours the shortest booking.
Barnet’s homes vary a lot, and a cleaner’s week here shows it. In Colindale, Hendon and Golders Green more than half of households live in flats; in Mill Hill, Edgware and High Barnet roughly six in ten own their home and nearly two in three live in a house. Taken as a whole, the 2021 Census found 47.4% of Barnet households in flats, 27.5% in semis and one in ten in a detached house.
That spread is why the office asks how many bathrooms you have, whether there are stairs and who is at home in the day before it suggests hours. Our page on regular domestic cleaners has the room-by-room list; this page is about what Barnet’s own homes and streets change.
Hours for a Barnet semi, a converted flat or a new block
A three-bedroom semi with a family bathroom and a downstairs toilet usually needs four hours a week: kitchen, both bathrooms, floors through, beds and dusting. A one-bedroom flat, converted or purpose-built, can be kept on 3 hours, weekly at £23 an hour or every other week at £24. A detached house with three bathrooms is five hours or more, and it can be split across two visits a week.
Your cleaner works with your equipment. Before the first visit, put out the vacuum, a mop and bucket, microfibre cloths, a bathroom spray, something for kitchen grease and a limescale remover. Affinity Water’s checker gave hard or very hard readings, 19.0 to 24.7 Clark degrees, for the six postcodes looked up in Whetstone, Finchley, High Barnet, Edgware, Colindale and Mill Hill, and the Thames Water zones its lookup gives for postcodes in Hendon, Golders Green and Cricklewood averaged between 261 and 269 mg/l in 2025. That first visit is a trial at £26 an hour, so you see how the cleaner works before the regular rate begins.
Shared houses, licensing and tenants moving out
One Barnet household in three rents privately (32.7% in 2021). Barnet licenses every shared home in the borough where three or more people from more than one household live together (an additional HMO licence), plus some privately rented converted blocks, three storeys or taller, that do not meet the Building Regulations of 1991. Separately, a consultation that closed on 15 September 2026 proposed a selective licence for each private let in ten wards, Golders Green, Hendon and both Colindale wards among them; the outcome was not known at the time of writing.
In a house share the kitchen, bathroom and hall take most of the cleaner’s time, and it is simplest if one sharer books and pays. When a tenancy ends, our move-out cleaning is a fixed price set by size (£207 for one bedroom, £339 for three) and the team comes equipped. If old furniture is going, Barnet’s bulky waste service wants two working days’ notice and the items outside the front boundary by 6am, so book it for the day before the clean.
Domestic cleaning in Colindale
Colindale has the most flats of the places on this page: 73.7% of households in its two wards lived in one in 2021. The old Colindale Hospital land now holds mostly blocks of flats, with only its Grade II listed administration buildings kept, and on Grahame Park, which the Greater London Council and Barnet built on the former Hendon Aerodrome, residents voted for full regeneration in 2003. A new one-bed with a shower room is a 3-hour visit, and fortnightly is often enough for a couple out at work all day.
Water is the thing to plan for. At Colindale station Affinity’s checker reads 331 mg/l (23.2 Clark degrees), which it calls very hard, and glass shower screens show it between visits. Keep a limescale remover and a squeegee by the shower and ask the cleaner to start there. Colindale North had Barnet’s highest share of social renting in 2021 (42.6%), and domestic cleaning is available to council and housing association tenants as much as to owners.
Domestic cleaning in Edgware
Southern Edgware filled up with houses after 1924, the year its tube station opened, although George Cross and other builders had made a start by 1919. Ownership is high: 60.5% of households in Barnet’s Edgware and Edgwarebury wards owned in 2021. A three- or four-bed house of that age with two bathrooms usually needs four to five hours of domestic cleaning a week.
Check which council you are in. Barnet, Harrow and Brent all have wards inside HA8, and Harrow’s Edgware ward, over the border, has licensed every private let selectively from 2 May 2026, while Barnet’s Edgware wards sit outside Barnet’s proposed scheme. That matters to landlords booking a move-out clean. Affinity’s checker gives 310 mg/l (21.7 Clark degrees) at Edgware station, which it classes as very hard, so taps, kettles and shower heads near there need regular descaling. A deep clean once a year takes care of the build-up the weekly visit cannot reach.
Domestic cleaning in Finchley
The council’s description of Finchley is three shopping centres, North Finchley, East Finchley and Church End, each grown up on the old Great North Road. Around them 56% of households live in flats and 36.3% rent privately, so a lot of Finchley cleaning is a flat, often done fortnightly in 3 hours, with an end of tenancy clean when the lease runs out.
Licensing changes from one postcode to the next here. Finchley Church End in N3 is on the list of ten wards in Barnet’s proposed selective licensing scheme, while Woodhouse, West Finchley and East Finchley are not on it, so a landlord in N3 could face rules that one in N2 or N12 does not. Church End ward alone has four conservation areas, from Finchley Garden Village (designated in 1978) to Glenhill Close (2001). Affinity’s checker gives Finchley Central (N3 2RY) 275 mg/l, hard on its scale, so domestic cleaners there spend part of every bathroom clean on limescale.
Domestic cleaning in Golders Green
In 2021 Golders Green ward had Barnet’s highest share of private renting, 48.1% of households, and across Golders Green and Childs Hill wards 57.8% lived in flats. The town centre is a conservation area of parades built for the purpose, shops at street level and flats over them, where North End Road, Golders Green Road and Finchley Road meet. A flat over a shop can have its own front door on the pavement, so tell the office where it is; the regular cleaner will normally come by Tube or bus.
Behind the parades is a late Victorian and Edwardian suburb that grew after the Underground station opened in 1907, with building west of Finchley Road following the 1910 tram line. With nearly half of households renting privately, an oven clean can be added to a move-out visit from £31. Golders Green is on Thames Water, whose lookup puts NW11 8BP in its Hampstead West zone (2025 mean 269 mg/l) and NW11 7RN, by the station, in Hendon and Neasden (mean 261), lower than the Affinity readings further north.
Domestic cleaning in Hendon
Hendon is a renting area: in West Hendon and Hendon wards 45.4% of households rented privately in 2021, and 58.1% lived in flats. The West Hendon estate regeneration aims for 2,000-plus homes by 2031, a mix of tenures, and the plan also removes the Perryfield Way gyratory and adds bridges linking the estate with Hendon station. The new flats there are quick to clean once the snagging is done, and 3 hours a week covers most two-beds.
Older Hendon is different. Terraced houses make up most of The Burroughs conservation area, mixed with offices and a handful of shops, with Middlesex University’s campus further north up the road, and Hendon Church End is a linear group of buildings around St Mary’s at the top of Greyhound Hill. A terraced house needs time for the stairs. Thames Water’s lookup puts Hendon Central (NW4 3AS) in its Hendon and Neasden zone, where 2025 samples averaged 261 mg/l, so domestic cleaners still keep a descaler to hand. Both Hendon wards would come under the proposed selective scheme, so landlords should check the rules before a tenant moves out.
Domestic cleaning in High Barnet
Two of Barnet’s oldest conservation areas cover the historic town of High Barnet: Wood Street (designated April 1969) and Monken Hadley (December 1968). About 94 entries on the listed building register fall in High Barnet ward, the Grade II* church of St John the Baptist and Arkley Windmill among them. Households here mostly own (62.6% in the three wards around the town, Underhill, Barnet Vale and High Barnet), and a family house there suits a weekly cleaner, with ironing added as extra time.
Give the full address when you call. The EN5 postcode runs over the Greater London boundary, so some EN5 streets are in Hertsmere, in Hertfordshire, and the office checks which side you are on and whether a regular cleaner is free in your part of the postcode. On the High Street Affinity’s reading is 295 mg/l (20.7 Clark degrees), hard water that leaves rings in kettles and on taps, so keep a descaler with the domestic cleaning products.
Domestic cleaning in Mill Hill
Mill Hill Broadway (NW7 2JU) gave the hardest reading of any postcode checked in Barnet: 352 mg/l (24.7 Clark degrees), which Affinity calls very hard. Expect scale on shower heads, taps and the kettle every week. A descaler and an old toothbrush for tap bases should be in the cupboard, and the cleaner will give the bathroom more of the visit than in a soft-water area.
The Mill Hill conservation area runs for about a mile along The Ridgeway, about 260 houses, many of them small cottages in brick or weatherboard, with green belt either side. At Mill Hill East, Millbrook Park is turning the old Inglis Barracks and a council depot into 2,240 homes, so new owners there can start with a deep clean before weekly domestic cleaning. For a team that drives, the council’s Bunns Lane car park, open Monday to Saturday from 8am to 6.30pm, has no charge for up to three hours on Saturdays, and Daws Lane, next to Mill Hill Park, none for the first two hours; any parking a team does pay is added at cost, never more than £40.
Questions about domestic cleaning in Barnet
How do visitor permits work for a cleaner in a Barnet parking zone?
Residents inside a Barnet controlled zone can buy virtual visitor permits or paper scratch cards. Each is good for one day, only in permit bays carrying the same zone letters, and the yearly limit per household is 200. Regular cleaners mostly travel by Tube or bus, so permits come into it when a one-off, deep or end of tenancy team brings equipment by car; we pass on the real cost of that parking, to a maximum of £40.
Is a regular cleaner available at my HA8 or EN5 address?
Possibly, but it needs checking. HA8 is shared by Barnet, Harrow and Brent, and EN5 crosses into Hertsmere outside London, so the office confirms the address first. Regular cleaners are not free in every postcode either; the office tells you on the call whether one can take your day and time.
What happens if I need to stop or skip a weekly visit in Barnet?
The first four weeks are for settling in; after that you can stop regular cleaning with 14 days’ notice. A single visit cancelled with less than two working days’ notice is charged at half its price. You pay the cleaner on the day, or the office invoices monthly, and there is no deposit for regular cleaning.
